ROLE:

Portfolio Acquisition Survey & Fit Out Approval - Hermes looked to acquire the freehold interest of these two high-tech industrial estates, situated in close proximity to Speke Airport.  Co-ordinating a team of M&E and environmental consultants, we inspected and prepared a condition survey report upon ten buildings on two sites. Prior to the purchase we had advised the previous freeholder on substantial tenant alterations as part of their proposed fit out.

ROLE:

Demolition Contract - We were appointed Lead Consultant for the demolition scheme for this former Spitfire factory.  The project saw more than 80 per cent of the building materials recycled, including the salvage of 1,100 tons of scrap metal with a value in excess of £140,000. Originally the largest single building on the business park, the site has now been prepared for future redevelopment.

We negotiated the dilapidations settlement and insurance claim following lease termination and vandalism.

Also acted as lead consultant for repair and refurbishment works including modernisation of the existing office block internally and externally to replace the 1970s curtain walling with new glazing and cladding; providing improved visual and thermal performance.
