As part of our ongoing involvement with the asset management of these sites, we were appointed by Ropemaker Properties as Contract Administrator and Principal Designer and provided dilapidations advice and negotiation.
We redeveloped three units on Vector Park in Feltham, totalling 21,734 sq.ft and a 11,405 sq.ft warehouse space on Garrick Road Industrial Park in Hendon.
Vector Park comprises a development of seventeen modern warehouse/production units designed to suit a range of businesses.
We managed the strip out, which for one unit involved removal of brewery equipment and a concrete slab, which had raised the floor height.
All units underwent a complete Cat A fit out and included new LED lighting, ceilings, flooring, decoration and roofing works. Due to their highly tenantable nature, all three units are now let.
Significant strip out works were needed after substantial alteration by the previous tenants, including removal of a 20 tonne cubed vault and cold store chillers.
The redesign involved a more desirable ratio of office to warehouse space including the formation of an under croft at ground floor level, requiring extensive structural works. We undertook a Cat A refurbishment to offices, upgrading the WC facilities and roof repairs.
The unit is now on the market for re-letting, forming part of a wider well-occupied industrial estate.
