Summary

We undertook detailed investigations into widespread water ingress affecting several areas. Intrusive opening-up, moisture mapping and controlled dye-testing, using a handheld automatic sprayer to simulate rainfall, which allowed us to trace concealed moisture paths and assess failing details across roofs, cladding interfaces, parapets and drainage. Aged construction generally meant localised repairs were not viable.

Result

A coordinated renewal strategy addressing roofs, cladding interfaces, coping stones and drainage. Tapered insulation upgrades achieved the 0.18 W/m²K Part L requirement, significantly improving thermal performance. Sequencing enabled works to proceed safely above trading units. Acting as PM, CA and PD, we delivered a compliant, efficient and resilient envelope upgrade. We also retained the existing cladding to the western plant terrace by using precision cutting to accommodate the increased build-up from the tapered insulation, avoiding full cladding replacement and delivering notable cost savings. Although the cladding was c.25 years old, pre- and post-works rainfall simulation confirmed it remained sound, reducing risk and demonstrating that full replacement was unnecessary.
