We completed the technical due diligence on the building fabric and co-ordinated the M&E input of this prime office park containing 5No recently developed office buildings along with a shell building for refurbishment within a self-contained landscaped site with surface and decked car parking. Inpections were completed within 4 days of instructions and report issued 10 days later to meet the transaction timeline. Unfortunately, the purchase did not complete for our client.
The challenge here in terms of timing was not in the physical inspection of the property, but in completing our technical review of the extensive construction and lease documents in the data room along with the O&M manuals we obtained from site. Our summary report focused on the key issues relevant to the client’s transaction objectives to assist them to focus their negotiations on key issues. Budgets costs for the transformative refurbishment of the shell unit were also provided to bring it up to Grade A CAT A offices.
