Powell Williams were appointed by long-standing pension fund client to manage the transition of several industrial units from lease-end dilapidations into an ESG-led capital refurbishment programme.
We led the design, tendering and delivery of coordinated refurbishment works across four units, each tailored to achieve EPC B and A ratings while improving safety, efficiency, and compliance.
Works included the removal of gas heating, installation of high-efficiency VRF systems, LED lighting, roof-mounted solar PV, EV charging, fire safety upgrades, and structural reinforcements where required.
By aligning dilapidations expenditure with investment objectives, the client avoided redundant spend, leveraged economies of scale, and delivered energy-efficient, market-ready units with minimal void periods. The outcome: a sustainable, compliant, and future-proofed industrial estate, with all refurbished units achieving target EPC ratings.
