On behalf of the landlord, we prepared and negotiated a dilapidations settlement from the outgoing tenant which was progressed in tandem with the specification, and then administration, of the repair works to maximise recovery and present the warehouse for re-letting.
By proactively progressing the works tender, we were able to substantiate the client’s loss and manage the dilapidations settlement process so that the client had firm figures on which to base decisions.
The client was delighted with a 98% dilapidations recovery of the cost of the works and 88% of the overall claim . The works commenced soon after vacant possession, and the void period was therefore reduced for the client.
