Summary
We prepared and negotiated the settlement of dilapidations for two floors, then led the design team to complete a full CAT A refurbishment to the vacant floors, providing Grade A offices, which included replacing central chillers and installing new BMS throughout the building, including occupied floors. The common parts, WCs, lifts, lobbies, stairs, the reception and entrance were also upgraded.
Result
A great commercial property located between the established central business district and Spinningfields, offering good floor plates. The refurbishment and upgrade of key elements helped maintain the offering and compete with the new offices coming on-line.
