Acquisition and Due Diligence
We advised the fund during its acquisition of this landmark office building which had been redeveloped in 1990 behind the retained stone façade.
Defects were identified with the central glazed atrium roof, and we specified and administered the remedial works contract which were completed out-of-hours to the occupied building.
Our proactive approach to the technical due diligence goes beyond just identifying a defect. Here, we liaised with the client’s solicitors and managing agents to establish that remedial works would be service charge recoverable, enabling the client to conclude purchase negotiations from an informed position.
We then managed the implementation of the repair works for recovery under the service charge.
