Building 3, Llanberis

Summary

We delivered a new-build office development with dedicated catering facilities, including a conference hall integrated within the cafeteria, along with segregated secure areas and an on-site wastewater treatment system serving the wider site. The site sits within the Snowdonia National Park which brough added challenges to the design which needed to consider the wider community across the valley, including the removal of TPOs where required. The works included construction of the main office structure, a CAT B fit-out to include catering and welfare facilities and secure spaces for operational and confidential use. The wastewater treatment and drainage systems were designed, installed, and approved to meet environmental and water authority standards.

Result

Our role included advising on site surveys, design coordination, tendering, contract administration, and compliance throughout the project. The key challenge was coordinating M&E, catering and conference facilities, secure areas, and wastewater infrastructure within a single programme, while managing the phased transfer of staff for closure/repurposing of existing offices, and changeover to the new wastewater system, including decommissioning of the existing plant.

As the client’s regional flagship building, the scheme was delivered to a high aesthetic and functional standard while meeting all local authority National Park requirements. Through careful coordination and value engineering, the project was delivered on time and within budget, providing a fully operational, compliant facility that meets the client’s operational, security, and sustainability needs.
